Approach
How Crosstimbers underwrites and builds
Two intertwined theses, HALO (what to underwrite) and formation stage (when to enter), and a playbook for executing alongside operators.
The HALO Thesis
Hard Assets, Low Obsolescence
HALO is the asset-selection thesis that shapes every investment decision the firm makes.
Hard assets. Platforms with value anchored in tangible collateral: pipes, fiber, plants, panels, trailers, towers.
Low obsolescence. Long-lived infrastructure the economy will need for decades. Assets that earn through cycles, rather than technology bets that may be displaced.
Formation Stage
Where HALO compounds best
Crosstimbers invests at the formation stage of scalable, hard-asset companies, the point at which we find acquisition cost to be low, the value creation curve to be steep, and our influence over platform construction to be most impactful.
Large infrastructure funds are not designed to write small checks or start new businesses. Venture capital avoids hard assets. And private equity needs current cash flow to underwrite and lever. Crosstimbers operates in the gap those constraints create.
Aligned Partnership
The principle that keeps interests honest.
We believe mutually beneficial partnerships produce the best results. We seek to align incentives through structure, rather than relying on convention. Operators are required to have skin in the game and share meaningfully in the value they create, as does the General Partner. Capital is staged against milestones rather than fully invested upfront. The result is a partnership in which every incentive points in the same direction.
Playbook
How we build with operators
Business-in-a-Box
Entity formation, controls, insurance, audit relationships, and back-office infrastructure, all in place before scale arrives.
100-Day Plan
Alignment with the operating team on risks, hires, controls, and the first hundred days of execution. Speed without improvisation.
Reporting Framework
Weekly, monthly, and quarterly reporting cadence. Real-time visibility into operating and capital-deployment metrics.
Portfolio Operations Team
A dedicated team of operators and engineers, embedded with portfolio companies to optimize process, deploy technology, and sharpen data visibility.
Allocation Committee
Capital deployed in stages via committee review. Disciplined oversight of underwriting, milestone achievement, and use of proceeds.
Debt Capital Formation
Early relationships formed with debt providers. Flexible capital secured against the asset base; appropriate leverage, never excessive.
Structured Exit Process
Realization planning begins eighteen months before exit. Strategic and financial buyers are courted in parallel; outcomes are deliberate.
Investment Journey
Formation to realization, on a single platform
The Playbook describes operational elements. The journey shows how they apply to one platform in sequence, from the moment of first capital commitment, through scaling and milestones, and to the structured exit to an infrastructure-fund acquirer.
Philosophy
Why “flourishing”
Crosstimbers is a platform for stewardship. We work to bring people, capital, and opportunities together in ways thoughtfully designed to foster mutual flourishing.
We create aligned partnerships with experienced operators to build businesses from the ground up. Our companies develop the hard assets that deliver the goods and services essential to prosperity. After a season, we sell these businesses to larger funds that can ensure their continued growth.
Since inception, we’ve executed this distinctive strategy, combining early-stage, control investing with business-building acumen and real asset ownership.
And we are just getting started.
